Real estate makes sense if that means you can save rent. 52k seems too little for that, although it could be a down payment.
 
Look into ETFs and similar things. Educate yourself first, don't put everything into one thing and don't invest all of it at the first round. Make sure you have enough easily accessible to be able to afford financial emergencies.
 
If you're the hobo canadian, make sure you have a rough idea of your next plans. Financial investment also depends on the life you're going to be leading.

Due to your enormous intelligence you are surely aware of MiFID II and its impact on american ETF's on the european markets. I also assume you are very aware that Vanguard FTSE All-World UCITS ETF (VWCE) costs 0,22% and iShares MSCI ACWI UCITS ETF USD (Acc) (IUSQ) costs 0,2% over here.

I've looked up some rules about investing here and it seems that tax free savings accounts can be used to withdraw 40k tax free, which may seem like a little chunk of change but it will be troublesome withdrawing more.

No need to purchase. Some have minimum deposit amounts (like 5K). Most major banks have robotraders (or automated investment platforms). A quick search for "Canada robotrader" shows you have a few options to choose from.
