Not all real estate skyrocket, mostly happening only where there is demand; the places people are moving to: the cities and their downtowns. They cost that much because someone is willing to pay for it that much.

Here for example Helsinki goes up in price while all apartments in my small town keeps losing value each year.

 

Not to mention the inflation.
